Another service, measuring the three months ending in June 2026, puts the median at $2.4 million, down 22 percent year over year, with the average sale price for June 2026 alone at $2.11 million, down 6.3 percent from a year earlier. A third, looking at active listings in May 2026, puts the median asking price near $2.99 million, down about 11 percent from a year earlier.
Three sources, three different stories, all describing the same roughly 8,300 acres and roughly 2,700 home sites in the same gated community. None of them is wrong. They are measuring different things, in a market too thin to average cleanly.
Desert Mountain spans seven villages, and the villages do not trade in the same tier. Patio homes and casitas in Cochise and Geronimo have recently closed in the neighborhood of $475 to $550 per square foot. Custom estates in Apache Peak and Saguaro Forest have closed at $750 to $900 per square foot. When a single estate near the top of that range closes in a month that otherwise saw modest villa sales, the average moves by a figure large enough to make a headline. When it doesn't, the average slides back down. This is not a data error. It is what happens when a market generates 186 sales a year across a price range that stretches from roughly $1.3 million to more than $18 million.
Days on market tell the same story from a different angle. May 2026 figures put the Desert Mountain average between 125 and 131 days, well above the roughly 68-day average for Scottsdale overall over the three months ending in June 2026. A slower, thinner market produces noisier statistics. That's simple math, not a critique of any one data provider. But it means a buyer who anchors a budget to last month's median is anchoring to a number that may not hold by the time an offer gets written.
While the home price data was busy disagreeing with itself, something else nearby moved with total certainty. Desert Highlands, a private club built around one golf course, raised its membership initiation fee to $250,000 on September 1 of this year, six days before this was written. Anyone already in escrow before that date was grandfathered in at the prior $205,000 rate. Everyone else pays the new number, no exceptions, no negotiation.
That $250,000 now matches Desert Mountain's own full golf initiation fee for 2026, which climbed there in a straight line: $200,000 in 2024, $225,000 in 2025, $250,000 this year. Twenty-five thousand dollars a year, like clockwork, announced well in advance each time.
Compare that to the housing side of the ledger, where three trackers can't agree within a million dollars on what a Desert Mountain home is worth this quarter. The club fee doesn't have that problem. It is published, dated, and enforced the day it takes effect.
Desert Mountain's full Golf Membership carries monthly dues of $2,472 and grants unlimited access to six Jack Nicklaus Signature courses (Apache, Cochise, Chiricahua, Geronimo, Outlaw, and Renegade) plus the par-3 No. 7 course, along with the seven clubhouses, practice facilities, fitness center, spa, and tennis and pickleball courts. A second tier, Seven Golf Membership, has been reported in the $140,000 to $155,000 range for initiation, with monthly dues near $1,446. It centers play on the No. 7 course, with a limited number of guest rounds available on the six championship courses each year. A third tier, Lifestyle Membership, carries a $123,000 initiation fee and $1,224 in monthly dues. It includes the clubhouses, the ten restaurants, the trails, and the social calendar, without unlimited golf access. Every tier, regardless of level, carries a $2,500 annual food and beverage minimum.
For context on where that leaves Desert Mountain in the wider North Scottsdale club market: Whisper Rock has been reported in the $100,000 to $130,000 range for 2026, a lower entry point built around golf alone, without the broader clubhouse and community infrastructure that comes with the larger clubs. Most of the corridor's private clubs reset their own initiation fees every January the same way Desert Mountain and Desert Highlands do, which means any comparison across clubs is only as current as its dateline, another reason the club side of this market rewards checking the club's own published schedule rather than a secondhand figure.
Set next to that lineup, Desert Mountain's $250,000 buys access to more championship golf than any comparable initiation fee in the corridor. That's a straightforward value comparison, and it's one a buyer can make with confidence, because every figure in it is a published rate rather than a trailing average pulled from a thin sales pool.
The instinct, when a home price appears to be softening, is to treat the whole cost of entry as softening with it. Desert Mountain's own data shows why that instinct can mislead a buyer here specifically. The home price is the volatile half of the equation, subject to whichever three months of closings happen to define the tracker you're looking at. The club fee is the stable half, moving on its own published schedule regardless of what the housing side does in any given quarter.
A buyer comparing Desert Mountain to Desert Highlands this fall is now looking at two clubs charging the identical $250,000 initiation. The decision between them stops being about price and becomes about what that price buys, six championship courses plus a short course against one course, and a waitlist tied to Desert Mountain property ownership against Desert Highlands, where membership transfers automatically the moment a home purchase closes. That is a comparison worth making carefully, and it has nothing to do with which home-price tracker you happened to check that week.
The more useful discipline is to treat the club fee schedule as the anchor and the home price as the variable to investigate property by property, village by village, rather than trusting a single median to represent the whole community. A patio home in Cochise and a custom estate in Saguaro Forest are not competing for the same buyer or trading in the same range, and no single number captures both.
Does a Desert Mountain membership transfer automatically with a home purchase? Golf and Seven memberships are generally available only to property owners, and priority on the waitlist typically favors current Desert Mountain homeowners first. A Lifestyle Membership carries its own separate eligibility rules, including limited availability tied to specific developments or transferable arrangements attached to a particular home. Confirm the membership status attached to any specific listing before assuming it carries over.
Is the initiation fee negotiable? No. Club initiation fees are set by the club and change on an announced schedule, not through buyer negotiation. The home price is the negotiable line item in this transaction. The club fee is not.
Which tier fits a buyer who golfs occasionally rather than constantly? The Seven Golf Membership was built for exactly that profile, offering meaningfully lower dues and initiation cost in exchange for concentrated access to the No. 7 course and a capped number of guest rounds elsewhere. For a buyer who wants the clubhouses, dining, and trail system without unlimited championship golf, the Lifestyle Membership is the lower-cost path in.
Buying into a private golf community means underwriting two separate cost structures that move on two separate clocks. Understanding which one is stable and which one is noisy is worth more than memorizing any single median.
