We walk homes together. I'll point out what photographs can't: light at the right hour, flow between rooms, how the home actually lives day to day, what a thoughtful renovation or restyle could unlock, and what to quietly walk away from.
Price is one lever. Terms, earnest money, inspection windows, close timing, seller concessions, appraisal language, are often what wins. We build an offer that's strong, clean, and reflects how serious you are.
Once we're under contract, due diligence begins. I coordinate inspections with vendors who actually find things, then translate the report into a clear ask: what to repair, what to credit, and what's simply the cost of an older home.
Your lender orders an appraisal and finalizes underwriting. If anything comes back tight, we have a plan, I've handled appraisal gaps, repair re-negotiations, and last-minute lender requests more times than I can count.
Sign at title. I'll be there. Then we coordinate the small but meaningful things, utility transfers, garage codes, gate fobs, a handoff that feels finished rather than rushed.
